Want great weather and affordable housing costs? Then consider buying a house in the Southeast. According to a new analysis, the region is America’s “sweet spot” for pleasant weather and low home values.
Prime conditions for buying a house
According to research from Zillow, the Southeast is home to seven of the country’s best cities for great weather and low housing costs. At No. 1? That’s Greensboro, North Carolina, where residents experience 139 pleasant days per year. The median home value in the city is just $139,400.
Memphis, Tennessee is also a good option, according to the analysis. It boasts 141 good weather days per year and a median home value of just $141,000.
Other cities to make the top 10 were McAllen, Texas; Columbia, South Carolina; Pittsburgh; Oklahoma City; Charlotte, North Carolina; Jacksonville, Florida; New Orleans; and Baton Rouge, Louisiana.
As Zillow economist Jeff Tucker explains, “Sunbelt destinations in Florida and South Carolina present attractive options where more than half the days each year are pleasant, and home values are at or below the national median.”

Weighing in on weather
If money’s not an issue, California claims the best good weather cities in the nation. In Ventura, residents enjoy an average of 304 pleasant days per year. The median home value in the area is equally as high, clocking in at just under $600K. It’s the 11th-highest home value in the country.

San Diego also boasts tempting weather conditions, with 276 pleasant days per year. Santa Barbara, Salinas, Los Angeles, San Jose, San Francisco, Santa Cruz, and San Luis Obispo also made the top 10 for most good weather days.
The only non-California spot on the list was Kahului, Hawaii, which sees 240 pleasant days annually.
